Homes May Increase In Value In 2009

As reported widely in the Uk press in the last day or so the UK's largest building society believes there is a "reasonable chance" that house prices could end the year higher than they started 2009. Such an outcome was "unthinkable" a few months ago, the Nationwide's chief economist said. This latest boost to the housing market is as a result of The Nationwide's latest house price survey showed prices rose by 1.3% in July compared with the previous month.

The average UK home costs £158,871, with the annual rate of property value falls slowing sharply to 6.2%, it said. The three-month on three-month comparison of property prices - considered a less volatile measure than the monthly data - rose from 1% in June to 2.6% in July. This was the highest level seen since February 2007, when the housing market was booming.

Property values in July were 6.2% lower than the same month a year earlier, but this was a significant deceleration compared with the 9.3% annual house price fall seen in June. "House prices have been remarkably resilient so far this year, despite a recessionary economic background with sharply rising unemployment," said Martin Gahbauer, Nationwide's chief economist.

Cowes Week 2009

New Forest Show 2009

The New Forest and Hampshire County Show begins today with around 100,000 people set to head for the showground at New Park, between Brockenhurst and Lyndhurst, over the next three days. A country show on a very grand scale, with the main focus on farming, equestrian events and country pursuits. The annual show also takes in things such as crafts, cooking, cars, countryside issues and 1,001 other entertainments, exhibits and events.

A spokesperson for the event was quoted as saying: “I think there will be something for everyone at this year’s show. We have a very busy programme as usual. We have already sold an enormous number of tickets, but we are hoping desperately for young people to come along. There is so much for them to learn here. The weather forecast is not too bad but it could change. We have got measures to take if that happens, but we will never cancel – the show will go on.”

Banks Approve More Mortgages

As reported widely in the UK National press this week more good news for the UK housing market- mortgage approvals by the major high street banks increased to a 15-month high in June, according to the British Bankers' Association (BBA). Around 35,235 mortgages were approved for house purchases in June 2009 , up from around 31,919 the previous month, the BBA said. The figures reflected the banks' increased ability to lend and was 65% up on the same month a year earlier.

The increase in mortgage approvals raises hopes that there will be subsequent rise in activity in the property market. The average value of a mortgage being approved by the major banks stood at £136,400, nearly 11% lower than a year earlier - reflecting falls in house prices. Gross mortgage lending rose slightly, the first increase since April 2008. The number of approvals for remortgaging rose slightly in June, compared with May, to 28,133, but this was down 52% on a year earlier.

Free Curry For Hampshire School Kids

As reported in the local press this week some pupils at a Southampton infant school have discovered some extra benefits in getting a good attendance record at the end of the year - a free curry. Nine pupils from Glenfield Infant School in Bitterne enjoyed a spicy curry dinner at a local city restaurant after their names were picked out of an end of term school draw. Head teacher Joanne Dorricott set up the scheme and was quoted as saying it was "motivational" and "not bribery".

The move has drawn some critisism from certain quarters especially from the teachers' union NASUWT branded the move as "absurd".

The lucky pupils were unaware they had been entered for the draw until their parents received a letter from the school on Monday asking for permission to treat them the following day. A spokesperson from Southampton City Council said in a statement: "We are always looking at ways to maximise attendance in our schools and engaging with parents is key to this. Schools are able to decide for themselves which initiatives suit them best and will deliver the greatest benefits."

Seems like the silly season is with us early this year .....

Netley Marsh Stream Show This Weekend

The three-day Netley Marsh Steam and Craft Show, which begins on Friday, will feature appearances by a European eagle owl called Billy. The bird stars in the Harry Potter films and is poised to work his magic at one of Hampshire’s biggest summer spectaculars. The feathered film star portrays Erold, one of birds owned by Harry’s friend Ron Weasley. Children visiting the show will be able to have their photograph taken with Billy, who has appeared in most of the Harry Potter movies.

Other attractions at the show will include a sheepdog demonstration by Bob Hogg, a motorbike and cycle trials show by members of the Waterside Junior Motorcycle Club, and displays by Wessex Bird of Prey Rescue. The famous Red Devils parachute team will be dropping in on Saturday and Sunday. Show secretary Tony Greenham was reported as saying : “The craft marquee is bigger than ever, with more than 100 tables, and there’s a good selection of trade stands, plus evening music.”

This years event promises to be a great one.

New Celebrity In Southampton

A new international celebrity arrived in Southampton yesterday while most of the city was still sleeping! And it would seem she’s got a lot to shout about – from a real grass lawn for croquet, boules and outdoor concerts to a glass blowing museum on board. The £700m Celebrity Equinox, the only cruise ship to be launched in Great Britain this year, arrived in Southampton for almost two weeks of dockside celebrations and fun.

The ship’s operator, Celebrity Cruises, predicts that its increased focus on the UK cruise market, centred around the port of Southampton, for 2009 and 2010 will generate more than £20.5m in knock-on benefits for the local economy.

Sightseers will have a grandstand view of the ship, berthed at the City Cruise Terminal, with her distinctive livery and two funnels, from nearby Mayflower Park.

Summer Rise In Mortgage Lending

More good news for the property market was annouced today as The total amount of UK mortgage lending rose sharply in June compared with the previous month, according to lenders. The amount lent by members of the Council of Mortgage Lenders (CML) reached £12.3bn in June, up from £10.5bn a month earlier. The rise however was mainly the result of the common seasonal increase in moving home and the figure was still some 48% lower than in June 2008.

There have been some signs of greater interest from home buyers recently, and the CML's estimated gross lending figure is the highest of any month this year. "The pick-up in June's lending largely reflects seasonal factors, and these may well support lending volumes at moderately higher levels over the rest of the summer," said CML economist Paul Samter. Mr Samter said that the mortgage market had shrunk in terms of both the number of lenders offering home loans, and the actual number of these loans on offer.

Some brokers believe that a supply of more affordable loans, with lower deposits, could bring back interest from buyers.

Not So Much Howards Way But Howards End

It is the end of the line for the boat that made a TV star of the Hamble and the Solent area. The Flying Fish yacht (which featured in the BBC hit Howards Way) sunk last night at the entrance Hamble river. Rescuers Hamble Lifeboat were called out to the river last night after Solent Coastguard picked up a distress call from four people on board the Flying Fish yacht after it collided with another vessel.

All crew from the 28ft Laser craft were safely evacuated on to a passing motorboat as it very quickly sank in the entrance to the Hampshire waterway. Hamble Lifeboat and Hamble Harbour Patrol provided a guard around the wreck after the incident at around 6.50pm, before divers were tasked to attach a tow line and the yacht was pulled into shallow water.

A Hamble lifeboat spokesperson said no one was injured in the incident.

Southampton - City Of Culture

It has been reported in the local press that Southampton City Council are actively being urged to put in a bid to become the UK’s first City Of Culture. Apparently the Culture Secretary Ben Bradshaw, who launched a national competition to choose the first holder of the title yesterday, said that Southampton had “very strong cultural traditions and cultural heritage” and – if it put together a bid – would be seriously considered.

Southampton City Council has already announced its intensions that it wants to make a joint bid along with Portsmouth City Council to become a European Capital of Culture.

It is hoped the winning UK City of Culture will become a focus for national attention in 2013, the first year of the competition, hosting a string of high-profile events including the Turner Prize, BBC Sports Personality of the Year, The Brits and the Stirling Prize.

Homecoming Parade In Southampton

Hampshire said a huge thank-you and welcome home as soldiers from 1st Battalion Princess of Wales' Royal Regiment marched as hundreds of people crammed into Above Bar Street, Southampton, to watch yesterday. Around 300 soldiers led by their red-coated Kohima Band were cheered and applauded as Union flags were waved and the odd tear was shed. The soldiers, nicknamed the Tigers, also attended a "civic welcome" in Romsey Market Place and visited a local school for a reception.

The Princess of Wales' Royal Regiment is the most decorated of all British Army regiments, with 57 Victoria Crosses awarded to members of its troops. Eight of the regiment's soldiers were seriously wounded, but all are said to be recovering well. The soldiers recently returned from their base in Paderborn, Germany.

The battalion will march through Guildford, Surrey, on Wednesday, Lewes, Sussex, on Thursday, Tunbridge Wells and Canterbury, both in Kent, on Friday and Saturday respectively.A further parade for the city's Territorial Army regiments, which were last year given the freedom of the city and have also seen service in Afghanistan and Iraq, are due to take place later this summer.

Have You Got A Light Boy

A Hampshire man who has spent the last 15 years making a model oil rig out of four million matches is hoping to make his place in the record books. Mr Reynolds, from Swaythling in Southampton, has finally finished his replica of the Brent Bravo oil rig in the North Sea where he used to work. However it is so big it had to be made in over a dozen separate parts and now has a temporary home at Bursledon Brickworks Museum.

The current record for the most matches used to make a model stands at three-and-a-half million matches. Mr Reynolds, who made the model in his spare time over 15 years, said: "Most people watch about six or seven hours of television in the evening, you multiple that by seven, that's 40 hours a week.

Mrs Reynolds was quoting as saying "I am absolutely sick to death at the sight of a matchstick but I think there is still more to come unfortunately." and continued "But at least I know where he is and what he's doing, so I'd rather have him there than down the pub."

Mr Reynolds is waiting for confirmation his model is a world record.

Estate Agents Report Sales Remain High

As reported this week by the National Association Of Estate Agents, the average agent continued to make strong sales in the property market, despite having fewer properties available for sale resulting in slightly fewer people searching for a new home than in May. Agents also reported that buyers are increasingly prepared to pay what a seller asks for a property – after the difference between the asking prices and selling prices shrank to just 1.9 per cent – down from a 6.3 per cent difference in May.

The average estate agent had 290 house hunters registered in June, down from 299 in May. They had 64 properties for sale, down from 69 in May and a high of 100 in December 2008. However agents continued to make sales, with the average professional agent selling 10 homes in June for the third month in a row, double the amount sold during the worst of the market downturn in August 2008.

Last week an independent survey commissioned by the NAEA found that almost a quarter of people – 22.5 per cent – are unable to find a mortgage that they qualify for anywhere in the market. And 56 per cent of those polled believed that a combination of relaxed restrictions and lower deposit requirements would increase the chance of them buying a property.

Steam Powered Car Gets Test Run

A team from Hampshire aiming to smash the world land speed record for a steam-powered car was today launching its first test run. Lymington’s British Steam Car Challenge group has just taken delivery of its steam-powered car, Inspiration, at Edwards Air Force Base in California. Now they are finally ready to find out whether the massive green vehicle can topple a 103-year-old record by rocketing past 127mph.

Testing was due to start today and the team has until July 24 to make an official record attempt.
Team manager Matt Candy told a local Hampshire newspaper: “There’s a lot of work to do before we can make the record attempts. We have to set up our communication system, check the radios, assemble the fuelling rigs, unpack the tools, obtaining the propane, get the fridge working and put the toilet in place." He went onto say “It’s a bit like an Everest expedition, but in baking heat rather than the freezing cold.”

Interest Rates Kept On Hold

As reported in the UK Press today some news of interest for the UK property market as The Bank of England's interest rate setters have kept the cost of borrowing unchanged at 0.5% for the fourth month in a row. It added it was not planning to extend its quantitative easing scheme under which it creates money to buy bonds in order to stimulate the economy.

It will continue with its current plan to spend £125bn. Some had expected it would increase that amount.But the move allows it to pause and assess economic data, observers said.In addition earlier this week, the British Chambers of Commerce (BCC) business group said that the worst of the UK's recession was over, but added that talk of a recovery was premature.

However latest official data showed the UK economy contracted by 2.4% in the first three months of the year, a decline not exceeded for 51 years.

A very mixed bag of messages but more good than bad.

Mortgage approval still picking up

As reported this week in the UK press mortgage lending to house buyers picked up again in May, according to the Council of Mortgage Lenders (CML).The number of home loans for house buyers rose by 4% in the month to 37,400, although that was still 28% lower than a year ago. First-time buyers are still having to put down an average deposit worth 25% of their home's value.

Nearly three-quarters of all new mortgages are being taken out at fixed rates, the highest proportion since August 2007 The CML said borrowers were protecting themselves against possible interest rate increases in the future. With mortgage approvals still rising, the number of loans granted, and completed sales, are all likely to stay on their upward trend over the summer.

Houses For Sale Are In High Demand

It has been reported that demand is outstripping supply across the UK housing market, with estate agents registering four house hunters to every available property. In a monthly market survey of the National Association of Estate Agents found that the average branch had 299 house hunters on its books in May 2009 – up from 265 the previous month and 247 in May 2008. The average branch had 69 properties on its books. Also for the second month running it was reported that estate agents had a successful selling period.

The survey indicated that the average branch sold 10 around properties, a 30 per cent increase on the same time last year and double that sold on average in August 2008. Gary Smith, President of the NAEA, was quoted as saying: “This is really good news for the housing market and the UK economy in general. " He concluded “NAEA members are showing that there are buyers a-plenty out there. More often than not these are also potential sellers who are at the beginning of the process – so there is bound to be a lag which creates a shortage of properties in the short term.

Land Registry Fees Increase Announced

A tiny dark cloud on the property market horizon today as the Land Registry is putting up some of its fees for the first time since 1993. The Registry, which covers England and Wales, is the government body that records and guarantees the ownership of domestic and commercial property. The fees for registering the sale of a building will go up by as much as £220 for the most expensive homes.

The Registry says it has to bring in more money because the recession and slump in the UK property market have reduced its income. The register enables anyone to find out who owns land, whether there is a mortgage or legal restriction on it, and how much was paid when it was last sold. The higher fees will make the sale and purchase of a property - the conveyancing process - slightly more expensive. However the Land Registry said that without the extra income it would no longer be able to cover its operational costs.

New Tram-Train For Fareham

It has been reported in the local press that transport chiefs in Hampshire have backed plans for a high-frequency new style tram-train running between Southampton and Fareham. The futuristic style vehicles would replace standard trains on the existing Netley line under a very ambitious multi-million pound scheme. Rise In House Prices Again

Yesterday there was some very welcome news from the UK property market. According to a survey from the Nationwide Building society UK house prices rose by 0.9% in June. It said this was the third rise in the past four months, and shrank the annual rate of decline to just 9.3%, from 11.3% in May. The increase in prices during the past month means the average home now costs £156,442, which is £15,973 less than a year ago.Whilst this is still down on last year - it does show some very small signs of recovery. The Nationwide was quoted as saying the stabilisation of prices was a "welcome surprise".

A spokesman for the Nationwide concluded "House prices have now risen in three of the last four months, suggesting that the improvement that began to show up in March represents more than just statistical noise," and in addition said "What is unusual about the recent trend reversal, however, is that it has taken place against a background of transactions activity that is still very low by historical standards," he added.

Lets hope this trend is one that continues.
